Costs here are materials only. Waste applies to deck boards and stair treads. Footings, framing, and hardware need a site-specific takeoff; railing posts and kits can be added below.

The deck is the upper landing, so treads = risers − 1. Rail length is a sloped allowance. This sketch does not size supports, stringers, landings, guards, or handrails.

05Labor & working time

Include wages and payroll burden in your hourly rate. Crew size × days × hours gives person-hours.

Only the selected method is charged. Unit deck labor excludes footings; stair labor excludes railing. In unit-rate mode, crew time describes the schedule. Weather, inspection, and material delays are outside working time.

06Additional costs

Add demolition, grading, equipment, subcontractors, railing posts/kits, lighting, or any project-specific item.

07Build your price

Purchase-tax pass-through uses direct material cost. Tax is added after pricing; enter 0 if purchasing tax is already in your costs or tax does not apply. Confirm your local treatment.

Use a local real-estate professional or a relevant resale benchmark to choose a recovery rate. Check that the source matches this project and market.

A planning scenario: before-tax bid × the recovery rate you enter. Actual resale value depends on comparable sales, home condition, and buyer preferences. This is not an appraisal or a guaranteed increase.
